Frequently asked questions

How do I apply?
Simply click one of the large buttons to the left to get your quote then if you want to go ahead, click the ‘Proceed’ button on the quote page. Just enter your information in the boxes that follow and we’ll get back to you. Completing the form places you under no obligation and the information you provide is confidential and won’t be shared with anyone else except to deal with your conveyance should you decide to proceed.
Who will deal with my case?
The conveyancing department of Allan Rutherford Limited, a long-established law practice based in Norwich, Norfolk, the operators of this web site WebConveyancing.com.
Are you qualified and regulated solicitors?
Yes, we are fully-qualified solicitors, regulated by The Solicitors Regulation Authority and members of The Law Society.
Why is it so cheap?
Our team of specialised conveyancing solicitors have many years of experience in property law and have set up efficient systems to work on a large volume of conveyances. Because the process is conducted via email, phone and post, without the need for appointments and meetings, we can get on with providing a smooth conveyancing service, at very low cost, keeping you informed along the way.
Are there any hidden costs?
No. The price you see when you request a quote is what you pay for your conveyance. Be wary of comparisons with some other conveyancing web sites that forget to mention admin fees or some other hidden costs. Our conveyancing fees are fixed. When you use our online quote system the cost of the conveyance is clearly displayed along with any likely disbursements.
What are ‘disbursements’?
These are fees that must be paid to third parties and have nothing to do with the conveyance quote itself. Whoever you instruct to deal with your conveyance, these charges will be the same. They include Land Registry fees, local search fees and banking fees. Local search fees (payable when you purchase property) vary depending on the local authority’s price structure. You can normally find these by visiting the web site of the local authority or just leave it up to us. Current Land Registry fees can be found at the Land Registry web site.
Exactly what is meant by ‘no completion, no fee’?
If the conveyance does not complete we will not charge you the conveyancing fee. However, any costs incurred by us on your behalf (e.g. local search fees in the case of a purchase that does not complete) will be chargeable.
